New Appointment for Substantial Commercial Development

Frobisher Ltd has just been commissioned by UBS to submit development proposals for 7.5 acres of surplus land on a 21 acre business park site in Horsham. The team is preparing plans to develop a series of small commercial buildings on the site targeted specifically at the self-investment pension market.

"We are aiming to exploit the latent value in the land using a targeted approach in a specific sector of private investment," explains Nigel Wolstenholme, managing director. "It is hoped that planning consent will be achieved later this year ready for start of construction in the first quarter of 2006."

Frobisher Completes Purchase of Retail Investment in Wantage

Frobisher Ltd has successfully completed the purchase of a prominent retail investment property in Market Place, Wantage. The property, occupied by Woolworths, was sold to Frobisher for £1.2m, adding to the Hampshire developer's enviable property portfolio.

Frobisher Ltd was advised in the purchase by Faringdon-based commercial agents, Marriotts, and London-based solicitors, Lawrence Graham. The investment is of great significance during a time of impending change in the Oxfordshire market town, which is on course for the development of a major new retail scheme to be anchored by a new Sainsbury's supermarket when it opens in 2007.

Planning Submitted for Frobisher Trade Park in Andover

Following the successful purchase of a mixed office/warehouse development opportunity from Eurochem, Frobisher Ltd has submitted plans for an exciting new trade park centre on the site.

Proposals for a 13,000 sq ft trade park based on the existing warehouse building have been planned together with some 10,000 sq ft of new industrial units based on the land at the rear of the site.

"We are keen to lift the tone of the estate and boost values by attracting trade park users to the site," explains Alun Davies, development director for Frobisher Ltd.

A start on site is anticipated before the end of the year with completion of the project expected by the summer of 2006.

Frobisher Construction Ltd were advised in the purchase of the property by Southampton based solicitors, White & Bowker. Palmer Fry from Southampton have been appointed as letting agents for the scheme.

Start on Site at Lymington

Frobisher Ltd has made a start on construction at its Cannon Court site just off the High Street in Lymington. Planning permission was approved earlier this year for 6,000 sq ft of new A1 and A2 accommodation the major part of which is pre let to the Department of Works and Pensions for a new Job Centre Plus facility.

The development which is expected to be completed by the end of 2005 also involves the refurbishment of one shop unit and the construction of a second new unit both of which are available to let. The completed investment is expected to have a value in excess of £1.75m.

Frobisher Ltd have appointed Gentle Associates of Botley to project manage the development and have retained Palmer Fry from Southampton, as letting agents for the two shops.

Shirley Sainsbury's Re-Vamp Complete

Frobisher Retail Ltd acting as Development Managers for Sainsbury's subsidiary Ramheath Properties Ltd, has completed the redevelopment of the former Shirley Precinct in Southampton to provide a new 53,000 sq ft Sainsbury's store.

The redevelopment also included the construction and refurbishment of nine shop units totalling some 18,000 sq ft and the extension of the former Library for the City Council. Practical Completion of the project was achieved in June 2005.

The completed project was subsequently sold by Ramheath Properties to South African investor, Fairgate International in July 2005 for a sum in excess of £13m. Frobisher Retail, in association with Southampton agent, Palmer Fry, advised Ramheath on the sale.
